On the 15th of June, the developer and construction manager Setl City started the construction of, and St. Petersburg Realty, began selling apartments in the new Seven Capitals residential area located near the crossing of the Ring Motor Road and the Murmansk Highway, at the south-eastern border of St. Petersburg not far from MEGA Dybenko, a largest mall.
The Seven Capitals neighborhood is a landmark project of integrated land development implemented by the Setl Group holding, and one of the largest in the region It has excellent transport accessibility, being located near the crossing of the Ring Motor Road and the Murmansk Highway, and close to the future subway station. A feature of the new residential neighborhood consisting of eight blocks is its unusual architectural design. The original architectural concept is the result of the joint effort of the German design office NPS Tchoban Voss (“Tchoban & Partners”) and St. Petersburg’s architectural office Evgeny Gerasimov & Partners. All the blocks will be in the image and after the likeness of the most beautiful European cities: Vienna, Berlin, Barcelona, London, Paris, Rome, Madrid, and Amsterdam. The blocks will be erected in stages. The total development area will be about 1.5 million sq. m, and in due time, about 25,000 families will settle there. The project implementation time is 15 to 17 years. Setl City is the developer and construction manager of the project, and St. Petersburg Realty, the consultant and exclusive apartment selling broker.
“Vienna” will be the first block to be erected. The block got its name for a good reason: its layout replicates the arrangement of houses in the Austrian capital, a city of regular, geometrical development. In all, Vienna will have 11 eight-storey and nine-storey buildings, to accommodate 2,500 families. The block will differ from the dull St. Petersburg houses of the Soviet era in its bright architecture: many-colored house facades will be decorated with ornaments in the style of the Austrian artist Gustav Klimt. The block will have a school and a kindergarten, and a parking is design in one of the first-stage houses. The Vienna area will have two pedestrian boulevards planned so that pedestrians’ and cars’ ways would not cross. Alleys lit with lamps, green lawns, and small tidy landscaped yards will make the block residents feel comfortable not only in their apartment, but also in their house and in their block.
The construction of Vienna’s first stage will start this June, and the delivery deadline is the 2nd quarter of 2012. Upon completion of the first stage, two cast concrete residential houses will appear in the block, an eight-storey and a nine-storey one, for 500 apartments in all. The offer presents comfortable dwelling of various layout solutions, from studios and one-bedroom apartments to four-bedroom apartments. All the apartments will be delivered as completely finished. The buyers will be granted a three-year installment plan. The apartments will be sold in compliance with Federal Law No. 214 regulating the shared ownership construction matters.
