Setl City's New Residential Project in Svetlogorsk

Setl City Kaliningrad (a company of Setl Group) has started the construction of the first of the nine houses of the new business-class residential estate Lake City in Svetlogorsk. By the end of the year 2020, about 50,000 sq. m of real estate will appear on a 45,000 sq. m land plot in the block of Maysky proyezd and Kaliningradsky prospect. The estimated total investment in the project is 1.2 billion roubles.
House No. 1, in which sales have been started, is a seven-storey building 7,600 sq. m in total area with 96 one-, two- and three-room apartments. 12 integrated commercial spaces 625 sq. m in total area are planned on the ground floor. Each lobby will have a pram storage room. Commissioning is expected in the 1st quarter of 2016.
The project is distinguished by well thought-out engineering solutions and architectural concepts: a suspended ventilated façade, continuous leaded light glazing of loggias, wide (up to 2 m) window openings, multipurpose roofing with sun solarium areas, a public space lighting system with motion sensors, a video intercom, silent lifts, and a stand-alone heating system. Finishing of entrance lobbies and lift cabins is designed according to a special project.
All apartments will be handed over to investors in the condition prepared for finishing, with installed metal entrance doors and triple-pane windows.
The entire territory of the Lake City estate will be fenced. Comprehensive improvement and landscape gardening is planned in the courtyards, where facilities for children, sports grounds and playgrounds, as well as recreation and walking areas are designed. Moreover, there will be a drive from the residential estate area to a bicycle path along the Tikhoye Lake near the estate. Besides, there is the Svetlogorsk Forest and the Olymp sports complex with an outdoor swimming-pool and tennis courts nearby.
It is worth noting that for the first time in Kaliningrad Region developer’s civil liability to investors has been insured.
