Setl City to Build a Strizhi (Swifts) in Nevsky Residential Estate near Lomonosovskaya Metro Station

Setl City (a company of Setl Group) has started the construction of a new high comfort-class residential estate, Strizhi (Swifts) in Nevsky, just within 5 minutes’ walking distance from the Lomonosovskaya metro station. The RE is being built near Babushkina Park and Ivanovsky Garden, in a unique place with a view of the Neva and Volodarsky Draw Bridge. 4 residential buildings will be erected under the project, each of which will consist of 2 to 8 sections on a single stylobate, 4 parking lots and a kindergarten for 250 kids. Commissioning of the RE is scheduled for the 2th quarter of 2021. The concept of the residential estate was developed for Setl City by the ZEMTSOV, KONDIAYN & PARTNERS architectural bureau. According to the authors' idea, 4 buildings of different height from 10 to 24 floors with a total living area of about 110,000 square meters will appear on the development area. The first floors will be occupied by commercial premises 3,900 square meters in area, where cafés, bakeries and grocery stores will be opened later within walking distance. Four underground car-parks are designed for 1279 cars in total. A three-storey kindergarten 5,520 square meters in area for 250 kids with a separate fenced area and modern playgrounds is to be built in the courtyard. The Swifts in Nevsky project is distinguished by its unique architectural concept. The sections and courtyards will be connected with each other by unusual air bridges with glass fencing, "floating above the ground." The inside territory of the residential estate will be made completely pedestrian, according to the “car-free courtyard” principle. Bright playgrounds for kids and sports grounds made in the overall style of the project will appear in the courtyards, with indoor space for table tennis. The rainscreen wall of the RE will be faced with porcelain gres of beige, gray and red shades, while the lower floors will be partly lined with facing bricks. Stained glass glazing with sun-screening coating has been chosen for loggias. The interior decoration is also thought-out to the minutest details, an exclusive design of the halls in pastel colors with orange inserts having been developed. Decorative ceilings will have aesthetic lighting, and porcelain tiles and plaster will be used as materials for the finishing of the walls. Every second apartment in the estate has a view - the windows will have a panoramic view of the Neva and a view of the Volodarsky Draw Bridge and the park. Some of the sections will be interconnected by spacious loggias, where winter gardens can be arranged. On the top floors of the estate, High Flat options with ceilings enlarged to three meters and floor-to-ceiling windows are offered to buyers. Besides, there will be family sections with a smaller number of apartments on the floors and more spacious layouts. All apartments in the residential estate will be commissioned with a fine finish according to Setl City‘s new standard “Italian Collections” in two color gamuts to choose from: “Vanilla” and “Chocolate”. The new residential estate will be located in a unique place, just 600 meters from the Lomonosovskaya metro station, not far from the Neva embankment, near Babushkina Park. Next to the residential estate there are three more green areas for recreation and walking: Ivanovsky Garden, Lomonosov Garden and Vinogradovsky Square. Kurakin Dacha Park is situated within walking distance. The neighborhood has a well-developed social and commercial infrastructure. Thus, near the residential estate under construction there are 3 schools, more than 10 kindergartens, a library, a multifunctional center, grocery stores of the Pyaterochka, Magnit, Dixy and Polushka chains. In the Fairy Tales Park (Babushkina Park of Culture and Recreation), there are various rides, an ice rink, and a food court. Not far from the RE, the Ice Arena is situated. The convenient location of the residential estate will make it possible for apartment owners to quickly get by car or public transport to any point of the city: it will take 15 minutes by car to get to the center and about 25 minutes to the Pulkovo airport. You can reach Mega-Dybenko and IKEA in just 15 minutes using the Volodarsky Bridge.
