Setl City to Develop 98 ha in Kamenka

The Setl City development company (part of the Setl Group) will build two comfort-class residential areas in a territory of 98 ha in Kamenka. The project provides for building over 1,000,000 sq. m of housing, as well as 4 schools, 10 kindergartens, two outpatient clinics (for children and for adults), and a sports complex. Many underground parking lots are provided for (under each house), as well as concomitant infrastructure facilities, such as restaurants, shops, and service companies. The area of integrated spaces will amount to about 80,000 sq. m. The residential estate will have playgrounds for children and sports grounds, recreation areas, bicycle paths, and malls.  According to the site design, two arterial streets, Komendantsky prospect and ulitsa Aviakonstruktorov, will be crossing the residential area (the project provides for their going through the area). The Ring Motorway is at a five minutes’ driving distance via Parashyutnaya ulitsa. The construction is to start in 2014. The company will commission about 100,000 to 120,000 sq. m annually. The total period of project implementation will be about 10 years. The project implementation is estimated at 95 billion roubles, 15% of that amount being the costs of the construction of the utility and social infrastructure. The company plans to build the facilities for its own account.   ‘We will put an emphasis in this project on creating a fine, high-quality and comfortable living environment,’ Ilya Yeryomenko, CEO of Setl City, says. ‘The residential area will become a logical continuation of the prestigious Primorsky district and will be comparable with the lived-in areas of the city by the level of infrastructure. And it will be even better than many of the existing blocks in terms of architectural and urban development concepts. At the same time, the project is being implemented within the price boundaries of the comfort class, and the mass consumer will be able to afford buying an apartment there.’ Last year Setl City developed standards, according to which each integrated development project must be sufficiently provided with cafés and shops, medical stations and centers for children, sporting facilities, bicycle parking facilities, pram storage rooms, Wi-Fi areas, and many other elements of a comfortable life.
